 September 2026 Aiken Market Report

The Aiken, South Carolina housing market demonstrated clear movement toward a balanced market environment throughout September 2026. According to combined data from the Monthly MLS Market Indicators and Housing Supply Overview published by the Aiken Association of REALTORS® (AAOR), rising active inventory gave buyers increased leverage, while home equity remained protected with healthy year-to-date price gains.

Supply Expands Toward Balanced Equilibrium

Active listings rose by 20.9% to 1,503 properties in September, bringing the market-wide supply to 5.4 months. Historically, 5 to 6 months of inventory represents a healthy equilibrium where neither buyers nor sellers hold disproportionate negotiating leverage. Sellers are adjusting to a slightly longer average marketing cycle of 115 days, while still securing an average of 97.8% of list price.

High-End Demand: $1M+ Segment Leads Growth

The Housing Supply Overview reveals notable strength in upper-bracket homes. Across all price categories, properties priced at $1,000,001 and above experienced the highest demand acceleration:

  • Pending Sales: Grew +56.8% over the trailing 12-month period.

  • Closed Sales: Nearly doubled with a +94.3% increase (68 closed sales vs. 35 in the prior period).

  • Months Supply: Decreased by -23.9% to 11.8 months, demonstrating robust high-end absorption despite higher interest rates.
